Fall provides an opportunity for CAMs and boards to step back, evaluate the pool area, and start identifying potential projects before the next busy season arrives.
Your Fall Pool Evaluation Checklist
☐ Pool Surface
Look for signs of wear, deterioration, discoloration, or other changes that may indicate the surface should be evaluated.
☐ Deck & Surrounding Areas
Check for cracks, uneven areas, worn surfaces, drainage concerns, or potential trip hazards around the pool.
☐ Equipment
Were there recurring equipment issues or problems that required attention throughout the summer? Documenting those patterns can help inform future planning.
☐ Water Features & Amenities
Evaluate fountains, water features, lighting, seating, shade, and other amenities. Are they still serving the community well?
☐ Drainage
Florida’s heavy rains can reveal drainage problems that aren’t always obvious during drier periods. Look for standing water, erosion, or areas where water isn’t moving as intended.
☐ Safety & Accessibility
Consider whether the pool area continues to provide a safe and accessible experience for residents and guests. Any concerns should be documented and evaluated appropriately.
☐ Potential Capital Projects
Finally, look at the bigger picture. Are there improvements that should be considered for an upcoming budget or reserve plan rather than handled as another short-term repair?
